STEPS TO SETTLEMENT
Following is an overview of what to expect when you utilise the services of Speak Homeloans.
APPLICATION TO SETTLEMENT - EXPECTED TIME FRAME
Refinancing -
If you are refinancing your existing loan, expect to have this process completed within four to six weeks.
Purchasing -
The expected time frame varies across Australia, due to different governing contracts of purchase in each state.
For example, purchase contracts in NSW are typically exchanged within six (6) weeks but in WA the time frame is usually three (3) weeks.
APPLICATION REVIEW AND VALUATION ARRANGEMENTS
Following receipt of your completed and signed application form and the required supporting documents, we will immediately arrange for a valuation of the security property.
If you already own the property, our valuer will contact you to arrange a convenient inspection time.
If you are buying a new property, our valuer will make the inspection arrangements with the vendor.
As part of our service commitment, we will also review your application to ensure all required information and documentation has been provided. Your mortgage broker will contact you if any outstanding items are missing.
It is reasonable to expect the application review and valuation to be completed within five working days.
LOAN APPROVAL
Following independent valuation of the property and an internal review process, we determine if your loan can be approved. You should expect to receive written confirmation of your loan being approved within one week of completing your application form and the valuation process completed.
When your loan has been approved, we instruct our solicitors to prepare loan documents which are issued to you directly. Typically, your loan documents should arrive four business days after the letter confirming approval of your loan.
LOAN DOCUMENTS
We recommend that you meet with your solicitor to review the loan documents, ensure you have a thorough understanding of what is contained within them and that they have been signed correctly. Remember, the sooner you return the signed loan documents to the Speak Homeloans solicitor, the sooner we can fund your loan!
REVIEW LOAN DOCUMENTS AND ARRANGE SETTLEMENT
As soon as our solicitor receives your correctly signed loan documents, contact will be made with your solicitor (if you are using one), and the vendor's solicitor (if you are buying a property), to arrange a suitable loan settlement date.
Arrangements to refinance an existing loan take about seven (7) working days.
If you are purchasing a property, settlement will be arranged in line with the timing detailed in your purchase contract.
AFTER SETTLEMENT
Within two weeks of the loan settlement, you will receive a letter of confirmation, in addition to any credit cards, cheque books, internet and phone banking pins and passwords that apply to your particular loan.
As part of our commitment to security, some of these items will be posted at different times.
